Why is it Important to have a Clean Central Heating System.

Here’s a conversation we have most weeks. Someone’s had three quotes for a new boiler. Two of them include cleaning the system, one doesn’t — and the one that doesn’t is cheaper.

It’s a fair question to ask why. So here’s the honest answer: putting a brand new boiler onto a dirty heating system is the fastest way to ruin it, and the cheap quote is cheap because it’s leaving out something that isn’t optional.

Here’s what’s actually in your pipework, why it has to come out, and how to tell which type of clean you need.

What’s inside your heating system

Your radiators and pipework are steel, and the water sitting in them contains a little oxygen. Steel plus water plus oxygen makes rust.

Over years, that rust breaks down into a fine black powder called magnetite — the black sludge that comes out of an old system. Add limescale, flakes of jointing compound and a bit of general debris, and you’ve got a gritty mixture circulating through every part of your heating.

Want to know if you’ve got it? Bleed a radiator into a jam jar. If the water is black rather than clear, you have your answer.

Why cleaning matters when you fit a new boiler

This is the big one, so let’s take it properly.

It’s what the regulations expect

Building Regulations Part L requires wet central heating systems to be cleaned, flushed and dosed with inhibitor when a new boiler is installed. BS 7593:2019, the British Standard your installer should be working to, sets out how that’s done — clean the system first, so that the inhibitor goes into clean water rather than sealing the dirt in.

It’s not a nice-to-have that a good installer adds on. It’s part of the job being done correctly.

Your warranty depends on it

Modern boilers carry guarantees of 10 or 12 years, and manufacturers protect themselves by setting conditions. A heat exchanger that fails because it clogged with sludge from an uncleaned system is exactly the claim that gets refused.

Your installer also has to record what cleaning was done on your Benchmark certificate — the commissioning document that your warranty hangs on. If that section is blank, you have a problem waiting to happen.

A new boiler is more vulnerable than the old one

This surprises people. The old boiler survived the sludge, so why won’t the new one?

Because old boilers had heavy cast iron heat exchangers with wide waterways that tolerated debris. Modern condensing boilers are efficient precisely because they’re compact — thin stainless steel, narrow channels, high heat transfer. That’s how you get 90%+ efficiency, but it also means far less room for sludge before something blocks.

Fitting an efficient modern boiler onto a system full of the debris the old one shed is genuinely a false economy.

The sludge doesn’t stay put

The other thing worth knowing: a new boiler has a stronger pump than the one it replaced. It will lift sludge that has been sitting quietly in the bottom of your radiators for a decade and move it straight into the newest, most expensive component in the house.

Systems that seemed “fine” often fail within months of a boiler swap for exactly this reason.

Why it matters even if you’re not changing the boiler

Sludge is doing damage the whole time, not just at installation. If your system has never been cleaned, the usual symptoms are:

  • Radiators cold at the bottom but warm at the top — sludge settling and blocking flow
  • Some radiators that never really get hot, usually the ones furthest from the boiler
  • Banging or rumbling from the boiler, often called kettling
  • Higher gas bills, because the boiler runs longer to heat a restricted system
  • Repeated breakdowns — seized pumps, sticking valves, blocked heat exchangers
  • Pinhole leaks in radiators, which is corrosion having its way from the inside out

A clean system heats up faster, costs less to run and breaks down less. That’s the whole argument.

The two options: MagnaCleanse or a power flush

There are two proper methods. They’re not the same, and one isn’t simply the budget version of the other — they suit different systems.

MagnaCleanse magnetic flush — from £360

A MagnaCleanse is a rapid magnetic cleanse using Adey’s equipment. A powerful magnetic filter unit is connected to your system alongside a vibrating agitator that’s worked along each radiator to shift settled sludge.

The system’s own circulation carries the debris round, and the magnets capture it as it passes — usually through a transparent hose, so you can actually watch the water run clear.

  • Typically around two hours for an average three-bedroom house
  • Uses the boiler’s own pump, so gentle on older or more fragile pipework
  • Chemicals stay at full strength throughout rather than being diluted away
  • Excellent at capturing magnetite, which is the bulk of what’s in most systems

Best for: systems in reasonable order, routine cleaning before a boiler swap, older or delicate pipework, and homes where a full day’s disruption isn’t practical.

Power flush — from £500

A power flush connects a dedicated high-flow pumping machine to your system. It pushes water through at force, reversing the direction of flow and working radiator by radiator, with cleaning chemicals dosed in and the dirty water dumped to drain.

  • Typically four to six hours, sometimes a full day on a larger system
  • Uses force and volume to shift material that’s genuinely stuck
  • Each radiator can be isolated and hit individually

Best for: heavily sludged systems, radiators that are properly blocked, systems that have never been cleaned in twenty years, and anywhere a magnetic cleanse isn’t going to be enough on its own.

One caveat worth being straight about: the velocity of a power flush isn’t always right for very old or corroded pipework. If a system is already weeping at the joints, forcing water through it at speed can find every weak point. A good engineer will weigh that up before recommending it.

So which one do I need?

Honestly — it depends on the state of your system, and that’s something to look at rather than guess from a website.

As a rough guide: if your radiators are heating reasonably evenly and you’re cleaning as good practice before a new boiler, a MagnaCleanse usually does the job. If you’ve got radiators that are stone cold at the bottom half, or a system that’s never been touched, a power flush is the more likely answer.

Both prices above are starting points. The final figure depends on how many radiators you have, how bad the system is, and how accessible everything is — we’d rather look first and quote properly than give you a number that changes on the day.

What has to happen afterwards

Cleaning the system is only two-thirds of the job. Whichever method is used, it should be followed by:

Inhibitor. A chemical dose that slows the corrosion starting again. Without it you’re back where you started within a few years. BS 7593:2019 also recommends checking inhibitor levels annually and re-dosing or testing every five years.

A magnetic filter. Cleaning removes what’s there; a filter catches what forms next. The two go together, and BS 7593 treats them as a pair. If you don’t have one fitted, the time to do it is while the system is already drained.

A record of what was done, on your Benchmark certificate and your invoice.

If a quote includes a flush but no inhibitor and no filter, ask about it.

Being honest about what a flush won’t fix

Not every cold radiator is sludge, and we’d rather tell you that before you spend money:

  • A radiator cold at the top is usually just air. Bleed it — that’s free.
  • A radiator cold all over while others are hot may be a stuck valve or a balancing issue.
  • Whole system not heating is more likely a boiler, pump or controls fault.

Sludge is specifically the one that leaves radiators hot at the top and cold along the bottom, and leaves black water when you bleed them. If that’s not what you’re seeing, a flush may not be your answer — and anyone recommending one without looking at the system first is guessing.


Frequently asked questions

Do I really need a power flush with a new boiler? You need the system cleaned — that’s a Building Regulations and warranty matter. Whether that means a full power flush or a MagnaCleanse depends on how dirty the system is. Not every installation needs the more expensive option, and we’ll say so if it doesn’t.

How long does it take? A MagnaCleanse is typically around two hours. A power flush usually takes four to six hours, occasionally a full day on a big or badly sludged system.

Will I be without heating? Only for the duration of the work. In both cases the system is refilled, re-dosed and back up and running the same day.

How often should it be done? There’s no fixed interval. A system that’s been properly inhibited and has a magnetic filter that’s cleaned annually may never need another full clean. A neglected one may need doing every ten years or so.

Is a MagnaCleanse just a cheap power flush? No — it’s a different method, not a lesser one. It uses magnetic capture and agitation rather than force, which makes it gentler on older pipework. For heavily blocked systems a power flush is still the stronger option.

Can I just fit a magnetic filter instead? Not if the system is already dirty. A filter on a sludged system is like putting a strainer in a blocked sink — clean first, then fit the filter to keep it clean.
